Flagstone Patio · Havertown, PA

Patios hold the most dramatic before and after on any property, because a patio is horizontal, shaded and usually under a tree. Years of leaf fall, algae and organic soil build a gray-brown skin over the stone, and most owners have genuinely forgotten what color they paid for.

The color is still there

Flagstone is naturally red, teal, slate, rust and tan. Under a decade of organic film it all reads as the same muddy gray-green. Cleaning it does not change the stone, it just uncovers it. The Havertown patio in the slider above is the same stone in both frames, shot from the same spot, and the whole story is in your flagstone is probably in color.

Paver joints need judgment, not pressure

On a paver patio the sand in the joints is structural. Hit it straight on with a zero-degree tip and you will clean the joints straight out of the patio, which is how pavers start to shift and weeds start to come through. The joints get cleaned at an angle, at lower pressure, and left full.

Moss, weeds and green joints

The green and black in paver joints is moss, algae and seedlings rooting in the sand. Cleaning takes the growth off the surface and out of the top of the joint. Weeds with deep roots come out with their roots, and a joint that has already lost its sand will need topping up afterwards, or the growth comes straight back.

Pool decks: damp, busy and slippery

A pool deck is a patio that stays wet all summer. Concrete, pavers and stone around a pool grow algae faster than any other hardscape on the property, and a green film there is a slip risk, not just a stain. We clean pool surrounds the same careful way as a patio, with the pressure set for the material, the joints treated gently and the rinse water sent away from the pool. Move the loungers and toys off the deck before we arrive, and tell us when you book whether the pool will be open or covered.

Covered porches and concrete patios

Not every patio is stone. Plenty of homes here have a poured concrete patio or a covered porch that does the same job, and those floors hold grime differently: the concrete darkens evenly, and shade keeps it damp. On a stone home in Drexel Hill the covered porch came back to a clean tan in one afternoon, and the photo below shows it the next day with the chairs back in place.

Getting the patio ready for the season

The best time to clean a patio is after the spring pollen and seed pods have fallen and before the first cookout. A second cleaning in the fall, once the leaves are down, stops tannin stains from setting in over the winter. If you have a party or a family visit coming, tell us the date and we will do our best to fit the cleaning in first.

Sealed pavers, and what we will tell you

Some paver patios were sealed when they were installed, and a sealer changes how the surface cleans, so tell us if yours ever was. We do not seal or re-sand pavers. Once the patio is clean, though, you can see clearly whether the joints or the finish need attention, and we will tell you what we see.

Furniture, grills and the plant pots

Light furniture, grills and planters are best moved off the patio before we arrive, and we work around anything that cannot be moved. Cast-iron furniture feet and terracotta pots leave rust and salt rings that need treating separately, and those are the marks people notice after everything else is clean.

Worth Knowing

Do you re-sand or seal pavers?

No. Our service is the cleaning. If your joints need new sand or you want a sealer, we will tell you once the patio is clean, which is the right time to decide.

Good To Know

Paver & Patio Cleaning, answered.

Will pressure washing ruin the sand between my pavers?
It will if it is done head-on at high pressure. Cleaning at an angle with lower pressure gets the joints clean and leaves the sand in place. If a patio has already lost its joint sand, re-sanding afterwards is the right fix and we will say so.
My flagstone looks permanently stained. Is it?
Usually not. What reads as staining on flagstone is nearly always an organic layer sitting on top of the stone rather than in it. Real staining exists, but it is much rarer than it looks.
Can you get the moss and weeds out of the joints?
The growth on the surface and in the top of the joints, yes. Deep-rooted weeds and joints that have lost their sand will regrow unless the joints are refilled, and we will point those out.
What is the white haze on my pavers?
Usually efflorescence: mineral salts carried to the surface by moisture, common on newer pavers and concrete. It is not dirt, a wash does not always remove it, and it often fades as the patio ages. We will tell you whether yours is efflorescence or grime.
Can flagstone and bluestone be pressure washed safely?
Yes, at the right pressure. The stone itself is hard, but the pointing between irregular flags is often soft and can be washed out, so pressure is set to the joints rather than the stone.
Do I need to move my patio furniture?
It helps if light furniture, grills and planters are off the patio before we arrive. Anything that cannot be moved, we work around.
How often should a patio be cleaned?
Once a year for most shaded patios, ideally in spring after the pollen and seeds have come down. A patio in full sun can usually go longer.
Do you clean pool decks?
Yes. Concrete, paver and stone pool surrounds are cleaned the same way as a patio, with the pressure set for the material and the rinse water kept out of the pool.
Why is my patio slippery after it rains?
Almost always because of algae. The green or black film on shaded stone and concrete holds water at the surface, which makes it slick. Cleaning removes the film, and the patio is far less slippery once it is gone.
Can you clean a concrete patio or a porch floor?
Yes. Poured concrete patios and covered porch floors are cleaned with a surface cleaner for an even finish, with the edges and corners done by hand.
Will my patio look brand new?
Clean, and in its real color. Weathered stone and older pavers will not look freshly laid, and chips or cracks show more once the film is gone. The before and after at the top of this page is the honest version.
