Power washing and soft washing for Swarthmore’s Victorians and 1920s stone colonials under an unusually heavy tree canopy.

Swarthmore has some of the heaviest tree cover in the county: the college campus is an arboretum, and the streets around it sit under mature canopy. That makes it one of the hardest places in Delco to keep algae off a house, and one where a clean exterior needs looking after more often.

Permanent shade changes the whole calculation

Under continuous canopy a surface never fully dries out. Algae does not just arrive, it lives there, and a rinse-only clean will be green again inside a couple of months. The only approach that holds here is chemistry that kills the growth at the root, and even then a shaded Swarthmore walkway greens up sooner than the same slab on an open, sunny street.

Leaf tannin is the other half of it

Wet leaves left on concrete leach tannin and print a brown shadow into the slab - it is a stain rather than a film, and it does not lift with pressure alone. It responds to the right treatment, and it is worth clearing leaves off flatwork in the fall rather than letting them sit through the winter.

Victorian wood and 1920s stone

Swarthmore's houses split between painted Victorian wood and 1920s stone, often on the same street. Painted clapboard and porch trim need a soft wash and hand work, and stone needs a mortar-first approach. Both sit in shade for much of the day, which is why both grow algae quickly here.

Moss on steps and walks

Stone steps and brick or concrete walks under heavy shade grow moss in their joints and a slick film on top. Cleaning takes both off and makes the steps safer in wet weather. Joints that have lost their fill grow back faster, and we will point those out.

A walking town's front steps

Swarthmore is a walking town, with the station, the shops and the campus close together, and front walks and steps see a lot of feet. Shaded walks grow a slick film that is easy to miss until it is wet. Cleaning them is one of the simplest ways to make a front entry look cared for and feel safer, and it pairs naturally with a house wash.

Know The Town

Swarthmore, in brief.

Swarthmore grew around its college. Quakers founded Swarthmore College in 1864, passenger trains from Philadelphia made the town a commuter suburb in the 1880s, and the borough was incorporated in 1893. It was first called Westdale, after the painter Benjamin West, who was born there, and many streets in its southern half are named for eastern colleges.

Much of the housing dates from the Victorian period through the 1920s. About a third of the borough is the college campus, which is also the Scott Arboretum and runs west into the Crum Woods, and Crum Creek forms the borough's western boundary.

The name goes back to Swarthmoor Hall in England, where the earliest meetings of what became the Religious Society of Friends were held. Today the borough covers about a square mile and a half, and it is known for its tree-lined streets.

Swarthmore sits between Wallingford across Crum Creek to the west, Springfield to the northeast and Ridley to the south. Its train station on the Media/Wawa Line is at the foot of the campus, and Chester Road runs through the borough. The borough is compact and a short drive from our base in Lansdowne. That makes a spring house wash and a fall cleaning of the walks easy to plan here, which suits a town with this much shade.

Swarthmore Questions

Answered for this town specifically.

How much does pressure washing cost in Swarthmore?
Quotes in Swarthmore are free and specific to your property: which surfaces, how big they are, how dirty and how easy to reach. You get one clear number within 24 hours, and that is the number you pay. We are fully insured, and we take cash, card or check.
My walkway goes green again within weeks. Why?
Almost certainly because it never dries. Under Swarthmore's canopy the algae is living in the surface, so anything that only rinses the top will regrow fast. It needs treating at the root, and even then expect a shorter clean interval here than in an open, sunny township.
What are the brown shadows on my concrete where leaves sat?
Leaf tannin. It is a stain that has leached into the slab rather than dirt sitting on it, so pressure alone will not shift it. It does respond to the right treatment.
How often should a Swarthmore house be washed?
Often once a year, and sometimes sooner on the shadiest walls. Under heavy tree cover a wall stays damp longer, and damp is what algae needs.
How close is your nearest job to Swarthmore?
Our September 2026 job in Drexel Hill is about four miles away, and it involved the same shaded walkways, stone and siding many Swarthmore homes have.
Do you clean stone steps and garden walls?
Yes. Stone steps and walls get a pressure set for their mortar and a hand-detailed finish on the edges, and the moss comes out of the joints along with the film on top.
Do you work on the streets near the college?
Yes. We serve all of Swarthmore, including the streets around the campus, and we keep our setup compact on narrow, busy blocks.
Do you serve all of Swarthmore?
Yes, all of Swarthmore (19081), including the streets around Swarthmore College, Rutgers Avenue, Park Avenue, Crum Creek and Dartmouth Avenue. If you are just outside it, you are very likely covered too. Check our service areas or ask when you request a quote.
What do Swarthmore homeowners book most?
Driveway & Concrete Cleaning. Driveways, sidewalks, walkways, steps and curbs cleaned edge to edge with a surface cleaner, for an even finish with no zebra stripes. It suits Swarthmore’s Victorians and 1920s stone colonials under an unusually heavy tree canopy, and it costs least booked with the rest of the property in one visit.
