Bryn Mawr is stone, stucco and scale. Estate houses with schist walls, stucco Tudor elevations, half-timbering and slate, most of it built before 1940 and much of it never cleaned properly because nobody wanted to risk it.

Tudor half-timbering is two materials with opposite needs

A Tudor elevation puts painted or stained timber directly against stucco panels. The timber wants gentle handling along the grain; the stucco wants chemistry and dwell. Cleaning the wall as one surface means one of the two gets the wrong treatment, and on half-timbering it is almost always the timber that pays.

Schist walls hold more than they look like they do

Local Wissahickon schist is dense and strong, but the wide lime joints between the stones are soft and deep, and they hold decades of organic growth well back from the face. Getting that out takes dwell time and patience at low pressure. Turning the pressure up cleans the joint by removing it.

Furness, Tudors and stone estates

Bryn Mawr has some of the most detailed exteriors on the Main Line: stone estates, stucco Tudors with half-timbering, and Victorian work by architects like Frank Furness. Detail means edges, and edges hold dirt. We clean trim and timber by hand rather than from the ground, and we take our time.

Rentals and turnovers

With colleges close by, Bryn Mawr has a lot of rental houses. Landlords and property managers often want an exterior refresh between tenants, and a house wash with the walks and steps done in the same visit is a quick way to make a rental look cared for. Our partner program pays property managers who send us work.

Slate walks and stone steps

Where an older Bryn Mawr property has slate or bluestone walks and stone steps, the stone can flake if it is hit with too much pressure, and the joints between the pieces are often soft. We clean it at a pressure set for the stone and its joints, and we let the cleaning solution do the heavy lifting.

Know The Town

Bryn Mawr, in brief.

Bryn Mawr is Welsh for big hill. The name comes from an estate near Dolgellau in Wales that belonged to Rowland Ellis, a Welsh Quaker who came to Pennsylvania in 1686 and built a copy of his home here. Until the Pennsylvania Railroad's Main Line arrived in 1869, the town was called Humphreysville, after the Humphreys family.

The railroad bought the 283 acres that make up Bryn Mawr and built the Bryn Mawr Hotel beside the new station. After a fire, a new hotel designed by Frank Furness went up in 1889, and that building is now The Baldwin School. Bryn Mawr College was founded in 1885, and Bryn Mawr Hospital, the first hospital on the Main Line, opened in 1893.

The community sits near the center of the Main Line, where Gilded Age families built country estates. Since 2020 its census area has included parts of Lower Merion, Radnor and Haverford Townships, and the 19010 ZIP code reaches further still, taking in Rosemont.

Bryn Mawr runs along Lancaster Avenue between Haverford and Rosemont, with Villanova just to the west and Gladwyne to the north. Bryn Mawr station sits on the Paoli/Thorndale Line. With the college, the hospital and the station close together, Bryn Mawr streets can be busy on weekdays. We plan parking and setup ahead of time, and we work Saturdays too. Let us know if your street has parking rules on certain days.

Bryn Mawr Questions

Answered for this town specifically.

How much does pressure washing cost in Bryn Mawr?
Quotes in Bryn Mawr are free and specific to your property: which surfaces, how big they are, how dirty and how easy to reach. You get one clear number within 24 hours, and that is the number you pay. We are fully insured, and we take cash, card or check.
Can a stucco Tudor be cleaned without damaging the timber?
Yes, but not by treating the wall as one surface. The stucco panels and the timber need different handling, which means working them separately rather than running a wand across both.
Our stone has never been cleaned. Is it too late?
Almost certainly not. Organic growth on schist sits in the joints and on the face rather than inside the stone. It takes longer on a wall that has had eighty years to build up, but it comes off.
Do you work with landlords and property managers?
Yes. We clean rentals between tenants and once a year, and property managers who send us work can earn commission through our partner program.
Is Rosemont covered too?
Yes. We serve the whole Bryn Mawr area, including Rosemont and the parts of Radnor and Haverford Townships that share the 19010 ZIP code.
Can slate or bluestone walks be pressure washed?
Yes, carefully. Natural stone can flake under high pressure, so we set the pressure for the stone and its joints and let the cleaning solution do most of the work.
How often do stone estate houses need washing?
Less often than you might think for the stone itself, which holds up well. The painted trim, the shaded walls and the walks usually set the schedule, and every year or two suits most homes.
Do you serve all of Bryn Mawr?
Yes, all of Bryn Mawr (19010), including the streets around Bryn Mawr College, Old Gulph Road, Morris Avenue, Rosemont and Haverford Road. If you are just outside it, you are very likely covered too. Check our service areas or ask when you request a quote.
What do Bryn Mawr homeowners book most?
Pressure Washing. Power washing for the hard surfaces built to take it: concrete, brick, block, stone, steps, porches and walls, with the pressure matched to each one. It suits Bryn Mawr’s stone estate houses and stucco Tudors, largely pre-1940, and it costs least booked with the rest of the property in one visit.
