Washed white sided home in Hatboro, PA with black shutters, brick entry and a clean concrete walkway

Bala Cynwyd sits directly on the Philadelphia city line, and that closeness is the defining fact about its exteriors. Traffic film from City Avenue and the Expressway is a different kind of soiling from the algae that dominates inland Delco, and it needs a different answer.

Traffic film is greasy, not organic

The gray-brown haze that builds on a wall near a busy road is carbon and hydrocarbon - sticky, not alive. Algae chemistry does very little to it. It needs a surfactant that can lift grease, and it concentrates on the road-facing elevation, which is why one side of a Bala Cynwyd house often looks years older than the rest.

Stone homes and post-war splits

Bala Cynwyd's housing runs from stone homes built between the 1880s and the 1920s to split-levels from just after World War II. The stone needs a tested, mortar-first rinse and hand work on its trim, and the splits need the same soft wash as any sided house. Close to City Avenue, work often happens from the street, with overspray kept off the parked cars.

Sycamores and shaded stone

The sycamores along the older streets are part of what makes Bala Cynwyd, and they drop bark, seed balls and leaves through the year. Under that canopy stone walls and walks stay damp and grow algae, and wet leaves stain the concrete. Late fall, after the leaves, is often the right time to clean here.

Split-levels east of Manayunk Road

The post-war split-levels east of Manayunk Road have the same needs as split-levels anywhere: a band of siding at mid-height that is easy to miss, a driveway that runs to a garage, and a front walk that sets the first impression. We clean all three in one visit.

The walk to the train

Bala and Cynwyd each have their own station, and plenty of homes are a walk from one of them. Front walks and steps that see daily use, under sycamores that drop leaves and seed balls, turn slick when they are wet. Cleaning them makes the entry safer and brighter, and it is one of the quickest jobs to add to a house wash.

Know The Town

Bala Cynwyd, in brief.

Bala Cynwyd was once two towns, Bala and Cynwyd, joined largely because one post office served both. It lies in the old Welsh Tract and was settled in the 1680s by Welsh Quakers, who named it after the town of Bala and the village of Cynwyd in Wales. Bala and Cynwyd still have their own stations on SEPTA's Cynwyd Line.

It is mostly a community of single-family homes. Some of Lower Merion's oldest and finest stone mansions, built mainly between 1880 and the 1920s, stand on the sycamore-lined streets between Montgomery Avenue and Levering Mill Road, and split-level houses went up east of Manayunk Road just after World War II. The original commercial district at Montgomery and Bala Avenues is on the National Register of Historic Places.

City Avenue, the Philadelphia city line, runs along its edge, and for decades it has been home to much of the region's broadcasting. The Cynwyd Heritage Trail, a two-mile rail trail, links the community to the Manayunk Bridge over the Schuylkill River.

Bala Cynwyd sits in Lower Merion Township on the western edge of Philadelphia, with City Avenue as the border. Montgomery Avenue, Belmont Avenue and Conshohocken State Road cross it, and Merion and Narberth are next door. Bala Cynwyd sits at the eastern end of the Main Line, a short drive from our base in Lansdowne. Bala Cynwyd Questions

Answered for this town specifically.

How much does pressure washing cost in Bala Cynwyd?
Quotes in Bala Cynwyd are free and specific to your property: which surfaces, how big they are, how dirty and how easy to reach. You get one clear number within 24 hours, and that is the number you pay. We are fully insured, and we take cash, card or check.
Why is the front of my house so much dirtier than the back?
Because it faces the road. Traffic film is greasy carbon rather than living algae, it builds fastest on the road-facing elevation, and it needs a grease-lifting surfactant rather than a stronger algae treatment.
Is street parking going to be a problem for the job?
No. Working from the street with a tight setup is the normal arrangement here. We keep hose runs off the sidewalk and overspray off parked cars.
Do you serve Merion and Wynnewood too?
Yes. We serve Bala Cynwyd and the Main Line communities around it, including Merion Station, Wynnewood and Narberth.
How close is your nearest job to Bala Cynwyd?
Our Havertown work is about four miles away, including a gutter brightening and a whole-exterior job, and all of it is in our portfolio.
Can you clean the stone walls along my street?
Yes. Stone retaining and garden walls get a pressure set for their mortar, and the sidewalk below is cleaned along with them.
How often should a Bala Cynwyd house be washed?
Every year or two for most homes. The side facing City Avenue traffic may want it more often, and shaded walls under the sycamores green up fastest.
Do you serve all of Bala Cynwyd?
Yes, all of Bala Cynwyd (19004), including the streets around City Avenue, Bala Avenue, Montgomery Avenue, Levering Mill Road and Cynwyd Station. If you are just outside it, you are very likely covered too. Check our service areas or ask when you request a quote.
What do Bala Cynwyd homeowners book most?
House Soft Washing. Low-pressure soft washing that lifts algae, mildew and road film off vinyl siding, stucco, brick and painted trim without forcing water behind it. It suits Bala Cynwyd’s stone homes from the 1880s to the 1920s and post-war split-levels near the city line, and it costs least booked with the rest of the property in one visit.
